How to Clear a Student Rental in Oshawa Before Move-Out

Four mattresses, a collapsed IKEA wall, bags on the porch, and keys due Sunday. That is a north Oshawa student house at the end of term, not a family moving across town.

Ontario Tech and Durham College sit next to each other. The rentals that empty around them — Windfields, the streets off Conlin and Simcoe, the older houses closer to downtown on the bus line — all turn over in the same two windows: late August and late April. The pile is the same every year. The curb will not finish it.

If you are moving a household and the question is what to take off the mover's truck, that is a different job. This one is a rental that has to be empty, a deposit on the line, and usually one person left holding the keys.

Why the curb will not finish this

Oshawa runs its own large-item program, not the Region's. The City's page is the source: six items per collection on properties of eight or fewer units, booked at least two business days before garbage day, nothing at the curb until the night before. Buildings of nine or more units get twelve items, and the owner or manager has to book it — a tenant cannot.

A four-bedroom student house is mattress, box spring, desk, dresser, and a couch before anyone counts the broken chairs. That is already more than six. The last weekend of August, every other house on the street is trying to book the same truck. Do not plan the whole house around it.

What is actually in the house

Student loads are repetitive, which makes them easy to quote from photos.

• Mattresses and box springs in every bedroom — disposal options compared here if you only have one or two
• Particle-board desks, dressers, and the wall of shelves that does not survive a second move
• A couch that was never going to be donated
• Mini-fridges, the odd window AC
• Bags of clothes, kitchen stuff, and whatever did not fit in the car
• Leftover food, and sometimes a shelf of paint from the year someone promised to fix the walls

Food, wet paint, and solvents are not a junk load. What we cannot take, and where each thing goes, is the same list as everywhere else. Flag those in the photos so they are a drop at Ritson Road, not a surprise on Sunday morning.

Who is usually calling

Three people, almost never the full house.

A parent who is not in Oshawa that week. One roommate who drew the short straw on the lease. A landlord on Simcoe or Taunton with two or three student houses turning over the same weekend.

None of them need to be standing in the doorway. Photos of each room and the porch, a lockbox or a neighbour with a key, and the price confirmed by text before we load. The stake is a deposit or the next tenant's move-in date, not a family home — we are not going through drawers looking for keepsakes unless you ask.

What it costs

A typical student house is a quarter to a half trailer: $209–$489 before HST. Five bedrooms packed to the ceiling can be a full 15-yard load at $629–$799. Single leftover items start at $109. The full rate card is the same as the rest of Durham — no campus surcharge.

Four people making dump runs to the Oshawa facility on Ritson Road North will spend a day and still miss the food and the paint. One visit is usually cheaper than that weekend, even before anyone counts the truck rental.
