What a warehouse cleanout actually is

It is the contents of a bay, not the building. Pallets, boxed returns, free-standing racking, shrink wrap, cardboard, a dead pallet jack, and whatever was in the front office. Lease end, a tenant walked, or the next occupant needs the floor empty.

It is not a garage cleanout. A garage sometimes has a curb date. A commercial bay does not. It is not renovation debris — we haul what is already down, we do not cut a mezzanine out of the structure. It is not a residential eviction. The Landlord and Tenant Board 72-hour hold does not apply to a warehouse. Confirm you can dispose of what is there from the lease or your lawyer. We will not invent a Commercial Tenancies Act deadline.

The curb will not take a commercial bay

Oshawa's Large Item Collection is for residential properties. Commercial, industrial, and institutional buildings are not eligible. The Region's bulky program for Ajax, Pickering, Clarington, Uxbridge, Scugog, and Brock is the same idea: houses, not bays. Whitby's paid booking is residential too.

The large-item lookup is the wrong tool for this job. A couch from a house on garbage day is one question. A pallet of returns on Church Street is another.

What the dump charges, and when to drive it yourself

Commercial waste at a Durham Waste Management Facility is the same card as household waste: $7 under 40 kg, $175 per tonne general, $375 per tonne fill. Tuesday to Saturday, 8 a.m. to 4 p.m., later on summer Tuesdays. Debit or credit — no cash. Mixed fill through a wood load is charged on the whole weight.

A pickup of cardboard or a dedicated recyclable load can be the cheap route. A bay of mixed pallets, wrap, and broken racking is not a Saturday errand. We tip at Oshawa, Port Perry, or Brock depending on where the unit is.

What we will take, and what we will not

We are a 15-yard trailer and two people. A single bay, a mezzanine, a storage cage off the warehouse floor: yes, from photos. A distribution centre, a hazmat room, or racking bolted into the slab: no. If it comes apart with hand tools, it is a cleanout. If it needs a forklift we do not own, a torch, or a building permit, it is a different trade.

Paint, solvents, oils, propane, asbestos, and anything that belongs in household hazardous waste stay off the trailer — same list as every other job, and the facility still takes those free in a dedicated drop. Write the company name on the quote. A lockbox or a property manager is enough. You do not have to stand in the bay.

Where the bays are

One page for the Region. The clock and the dump rates do not change at the city line. The street, the tip, and how soon we can show up do.

• Oshawa — Champlain, Farewell, and Stevenson industrial. Northwood or the 407 corridor only if the unit is actually built. Tip at 1640 Ritson Road North. Same-day more often real here.
• Whitby — Thickson, Consumers Drive, Garrard. Short run from base.
• Ajax — Church, Salem, Audley, Monarch. Shared drives and visitor lots, same constraint as a townhouse. Usually one to two days.
• Pickering — Brock Road and Bayly / Squires Beach. Same window as Ajax.
• Clarington — Courtice and Bowmanville light industrial (Lake, Bennett). Scheduled if it is not Courtice.
• Scugog — Reach Street units. Tip at 1623 Reach Street. A booked window, not same-day.
• Uxbridge — small bays. Still tip Port Perry or Oshawa. Window.
• Brock — rare. Window, no travel surcharge.

When to hire, and when not to

One pickup of cardboard you can lift: drive it. A bay after hours on a Saturday: we can still tip that day — facilities run Tuesday to Saturday. Do not invent a municipal night-work rule; ask the landlord if the park has one.

Same published card as the rest of Durham. A leftover office corner is often a quarter to a half trailer. A packed bay is a full load or two trips. A large unit nobody has walked is a range, and commercial jobs get a second look before we lock a day. Same-day is the Oshawa and Whitby map, not Ajax or the north.
