The job is a rental that has to be empty before the next showing. The person calling is a landlord or a property manager, not the tenant.
We do this in Ajax, Whitby, Oshawa, and Pickering, and in Clarington and the north. One page. Eight “eviction cleanout [city]” URLs would be the same copy with a name swapped — Google already treated our thin area pages that way.
This is not a student house in Windfields on a lease-end weekend. It is not a power of sale for a lender. It is the pile left in a unit after the tenancy ended.
Do not book us for the morning after the Sheriff
Where the Sheriff enforced a Landlord and Tenant Board order, section 41 of the Residential Tenancies Act and the LTB brochure on property left behind are the clock: 72 hours, belongings available 8 a.m. to 8 p.m., in the unit or somewhere safe and close. We will not empty a unit inside that window.
If the tenancy ended by notice or by agreement and they walked, the 72-hour hold does not apply. If you think the unit was abandoned, the LTB has a different set of rules, including a wait that can be 30 days. We are a junk trailer, not your lawyer. Confirm you can dispose, then send photos. Where the units actually are
Ajax: townhouses, visitor parking, the GO corridor. Photograph the stairs and where a trailer can sit. Tight access is in the quote, not added on the stoop.
Whitby: older core south of Dundas, tight driveways and walk-up stairs. Brooklin is usually next-day, not a 2 p.m. surprise.
Oshawa: downtown walk-ups with no back lane. Student streets off Conlin and Simcoe only if this is an eviction, not an August lease-end — that job is written up separately.
Pickering: same Region curb as Ajax, same one-to-two-day window. Same-day is more often real in Oshawa and Whitby. No travel surcharge anywhere.
The curb will take a few items. Not the unit.
Ajax and Pickering are on the Region's program: two bulky items on your regular garbage day, no booking. Metal, electronics, and porcelain are a separate stream. Oshawa books six items, free, two business days ahead. Whitby takes up to twelve for $27. The lookup is the official comparison.
A couch and a fridge can wait for that truck. Bags in every room, a broken dresser, and a mattress on the landing cannot. Reno debris the tenant left — drywall, demo wood — is refused at the curb everywhere in Durham.

If the unit is a hoarding-level pile, say so in the photos. That is a sequence of visits, not one angry afternoon.
What we will not bag
Paint, solvents, propane, asbestos, and medical waste stay off the trailer. Food that is rotting can go; a chemistry set in the cupboard cannot.
On an eviction file we also set aside documents, identification, photographs, and anything sealed we cannot see into. Write down what you want kept. A lockbox is enough. You do not have to be there.
When not to hire us
Two items and a garbage day this week: use the curb. One mattress and a pickup: the Oshawa or Pickering facility is cheaper than our minimum.
